Letting & Management service 
Domovoi was initially launched to provide property management services and all lettings were initially outsourced to other letting agencies. However we very very unimpressed with the level of service provided compared to the fees charged. As a result Domovoi now also offers a letting service.
Since the same people deal with lettings as with management, our viewings success is unbeatable and the relationships we develop with tenants lead to longer and more stable and longer contracts which in return saves our Landlords money in admin costs related to each new tenancy.
To start marketing, we prepare all the particulars and in addition to our own website we advertise on Zoopla, Prime Location, Rightmove, Findaproperty.
All rental offers are submitted and acceptable terms negotiated.
Once a property is under offer, we carry out a comprehensive tenant evaluation using a third party specialist agency to research and qualify a potential tenant's credit history.
If approved, we then draw up Tenancy documentation, including agreement, Inventory, Utility and Council Tax Letters. We also procure the EPC (Energy Performance Certificate) and Gas Safety Certificate as required.
All rents are paid by standing order to ensure prompt payment to the client’s account. Regular inspections are carried out to ensure that a tenancy is being conducted properly and the property is being maintained in a satisfactory manner.
Deposits are normally the equivalent of six week's rent and are registered with the Deposit Protection Scheme.
OUR FEES - Full Service fees (Letting, Rent Collection and Property Management) are 12% plus VAT of the annual rent charged monthly.
Should you require a letting only or management only service our fees are charged monthly and are 7% of the annual rent for the letting service and 6% of the annual rent for management only.
